MUMBAI: Legendary Bollywood actor Dilip Kumar’s family has joined hands with a realty developer Ashar Group to develop a luxurious residential project and museum on the Pali Hill plot, the former location of the actor’s bungalow.
According to the Indian media, situated in the Bandra suburb of Mumbai, the project included a vast area of nearly half an acre and spanning 11 floors, the proposed residential tower will offer approximately 1.75 lakh square feet of living space.

The museum will also showcase Kumar’s remarkable legacy and will be located on the tower’s ground floor, boasting a separate entrance for convenient access.
Meanwhile, the construction work has already begun with an estimated completion date set for 2027, as per the Real Estate Regulatory Authority (RERA) registration.
According to the media reports, Chairman Ashar Group Ajay Ashar expressed optimism about finishing the project well ahead of schedule and predicted that the project would generate substantial revenue amounting to staggering INR 9000 million approximately.
For over five years, the Pali Hill plot had been caught in a legal battle involving a defamation notice from Kumar’s wife Saira Banu. The notice was directed at another developer accused of fraudulent attempts to acquire the land through document forgery.
Meanwhile, Ashar Group has resolved the legal complications of the plot, and consent terms have been filed in the arbitration matter.
